Start with two addresses

A third bedroom or a second garage space? At Crosswind Ranch, that is a more useful starting point than the community’s broad price range. Two Mattamy listings below $300,000 put very different layouts on the same shopping list.

On October 15, the builder advertised the Lakewood townhome at 8839 Ginko Run for $269,990: 1,704 square feet, three bedrooms, two full bathrooms, a half bath and a one-car garage.

At 13007 Sunseed Street, the Greenway single-family home was listed at $299,990, with 1,601 square feet, two bedrooms, two bathrooms and a two-car garage. That is a $30,000 difference in advertised price. Availability and pricing can change; these figures describe the listings on the date checked.[1][2][3]

Which space would you use every day?

The less expensive home has the higher listed bedroom count and 103 more square feet. The Lakewood’s feature list also includes a loft and covered lanai. If a separate guest room or home office is high on your list, I’d start by looking at how those rooms would work together.

The Greenway’s appeal is different: a single-story layout, a flex room and space for two cars in the garage. Mattamy describes possible flex-room, study or third-bedroom configurations, but this particular listing is advertised with two bedrooms. I would not count an optional third bedroom as included at the displayed price.

The builder labels the Greenway a Quick Start home, meaning some personalization may still be possible depending on construction progress. Those choices can affect the purchase price. A floor plan that looks right on paper still needs to match the specific home being offered.[1][2]

The larger Crosswind picture

The community extends well beyond these two listings. Homes by WestBay’s Crosswind Ranch page advertises homes from the $530,000s to $1.3 million, with its Artisan and Innovation collections ranging from 2,135 to 4,900 square feet. A community-wide starting-price banner cannot describe that whole mix.

WestBay also lists a pool, open-air cabana, pickleball courts, playground, dog park and walking trails. Residents have access to the neighboring Crosswind Point amenity center as well. That shared access is worth understanding when comparing the community with another development; the house and the neighborhood each contribute something different to daily life.[4]

Compare the complete purchase, then go see the space

My buying tip: ask for a written breakdown for the exact address. Mattamy’s listing terms say prices may exclude lot premiums, upgrades or options, depending on the stage of construction. Its payment calculator is hypothetical and shows principal and interest only, leaving out items such as taxes, insurance and association dues. I’d compare the complete costs before treating either headline price as a finished budget.

For a weekend visit, Mattamy lists its home gallery at 13037 Pierce Street in Parrish, open Saturday from 10 a.m. to 6 p.m. and Sunday from noon to 6 p.m. Seven model homes are advertised as open daily. I’d use the models to test the room sizes, then compare those impressions with the exact listing’s included features.[1][3]
