The school is now part of everyday life
Rye Ranch has crossed a milestone that matters well beyond the model-home row: its elementary school is open. The School District of Manatee County marked August 10 as the first day students walked into Rye Ranch Elementary.
For a community still taking shape, that changes the conversation. The school is operating while other parts of the master plan remain in development. Buyers can start separating the neighborhood they would move into today from the one pictured at full buildout.
The campus is at 18450 Legacy Preserve Drive in Parrish. Its school page identifies kindergarten-through-fifth-grade programs and voluntary prekindergarten. An address-specific school assignment and the actual route from a prospective home are still worth confirming before choosing a lot.[1][2]
Which builders can you shop now?
Rye Ranch’s current FAQ lists Lennar as the first builder selling homes, with Lennar models available to tour. It lists Cardel Homes, David Weekley Homes and Encore by David Weekley Homes as coming soon. Those are different stages, even though all four names appear in the community’s plans.
Cardel has published considerably more detail about its offering: 24 one- and two-story floor plans, approximately 1,624 to 4,004 square feet, and 40-, 50-, 60- and 70-foot homesites. Its page still labels the sales center and models coming soon.
The range is useful because it gives buyers room to compare layouts before a visit. It does not mean every plan is available on every lot, or that a model opening date has been set. I’d use the published plans to build a shortlist, then match that shortlist to the homesites and release schedule the builder actually offers.[3][4]
Encore has a separate amenity plan
Encore is the 55-plus portion of the mix. In a June 17 announcement, David Weekley said it had broken ground on The Wellhouse, a 4,465-square-foot amenity center for the gated Encore neighborhood.
The announced plan includes fitness and yoga rooms, gathering space, a kitchen, outdoor lounge areas, a pool and pickleball. The builder projected an early-2027 opening and described homes on 35-, 45- and 55-foot homesites, with lawn maintenance included through HOA dues.
That remains a projected amenity date. It is also a neighborhood-specific facility; I would not assume an Encore amenity list applies to a home bought elsewhere in Rye Ranch.[5]
Walk the part that exists
There is already a piece of Rye Ranch’s trail vision to explore. The developer says Heritage Trail is partially complete and open, within a planned 10-mile trail network. Its FAQ still marks The Grange gathering space as coming soon.
One practical detail is easy to miss: the same FAQ says golf carts are allowed in the community but prohibited on its multipurpose trails and sidewalks. A trail connection and a golf-cart route are not interchangeable.
My take: Rye Ranch deserves a closer look from buyers who like the direction of a growing community. The useful tour is specific—school, home, open trail, planned amenity—and honest about which pieces you can use now.[3]
