A setback on Moccasin Wallow

A proposed change to Sawgrass Storage at 9435 Moccasin Wallow Road has received a 5–1 recommendation for denial from the Manatee County Planning Commission.

The September 17 vote covered the proposed zoning ordinance and preliminary site plan. The official meeting summary says the motion found the request inconsistent with the county’s Comprehensive Plan and out of compliance with applicable Land Development Code review standards.

This was a recommendation to deny, not a final denial by the Board of County Commissioners. That distinction matters for anyone following what may be built along the corridor.[1]

What was in the application

The request would rezone approximately 7.71 acres from General Agriculture to Planned Development Commercial within a larger, approximately 22.45-acre site. It would also amend the preliminary site plan to add outdoor-storage spaces and accessory parking.

The proposal retains 206,645 square feet of mini-warehouse space, including RV and boat storage, according to the county’s description. That figure is the space retained in the plan; it should not be read as 206,645 square feet of newly added buildings.

The two acreage figures describe different things, too. The smaller number is the land proposed for rezoning. The larger number is the overall site. Neither number, by itself, tells residents how many new outdoor-storage spaces would be created.

The property is on the south side of Moccasin Wallow, about 0.8 mile east of Carter Road and 0.6 mile west of Sawgrass Road. The county identifies the owner as PSI Atlantic Parrish FL 2 LLC.[2][3]

How the vote landed

Member Ziegler moved to recommend denial, and Member Stamm seconded the motion. Chairman DeLesline cast the lone vote against that motion; Member Bower was absent.

The published summary records the land-use findings behind the motion. It does not provide a detailed account of the objections or testimony, so it does not establish a particular traffic, drainage or neighborhood complaint as the reason for the vote.

For residents, the immediate result is an unfavorable recommendation on this application. It does not announce a closure of the storage business or settle the property’s future. The records reviewed for this story do not give a subsequent county-commission decision date.

The application number is PLN2511-0132, under ordinance PDC-18-21(Z)(P)(R). Those identifiers separate this storage proposal from the other projects moving through the county along Moccasin Wallow.[1][2]
