Two projects, one Thursday morning
Two development proposals along the Moccasin Wallow corridor are scheduled for a county-commission hearing Thursday, October 8: the revised Parrish Lakes plan and an outdoor-storage expansion at Sawgrass Storage.
For neighbors following either project, this is the next date with a decision-making board attached. The county has advertised a public hearing, not announced that either request has been approved. A hearing can also be continued.
Both applications appeared in the September 17 Planning Commission notice. Their principal housing and storage figures remain the same in the October 8 notice. The new milestone is the scheduled county-board consideration.[1][2]
What the Parrish Lakes numbers mean
Parrish Lakes would have a development-wide total of 3,130 homes: 2,444 detached houses and 686 attached homes or townhomes, with no multifamily units in the advertised program. The roughly 1,155-acre project extends between Moccasin Wallow and Erie roads, east of I-75.
The proposal also carries 302,251 square feet of commercial or retail uses and 43,320 square feet of offices. Those totals describe what the revised plan would permit. They are not a list of tenants, and the home count is not 3,130 additional houses stacked on top of every previous approval.
A public educational facility would become a permitted use, including on Parcel C-7 alongside commercial or retail uses. The applications also remove specified affordable-housing provisions and align both phase buildout dates to 2036.
My take: the school language deserves attention, but it is no substitute for a named campus, an opening date or an attendance zone. None is announced in these notices. For a homebuyer, a permitted future use and a service available on moving day are very different things.[2][1]
A smaller acreage figure at Sawgrass
At 9435 Moccasin Wallow Road, Sawgrass Storage seeks to rezone about 7.71 acres within a roughly 22.45-acre site. The requested change would add outdoor-storage spaces and accessory parking while retaining 206,645 square feet of mini-warehouse space, including RV and boat storage.
The smaller acreage is the rezoning area; the larger figure is the overall property. Likewise, the warehouse total is retained space, not newly proposed floor area. The notice does not give a count of the additional outdoor spaces.[1][2]
Where the hearing takes place
The advertised hearing begins at 9 a.m., or as soon afterward as the items are reached, in the first-floor Patricia M. Glass Chambers at 1112 Manatee Avenue West in Bradenton. Interested parties may attend and be heard.
The county lists public.comments@mymanatee.org and 941-748-4501, extension 6878, for assistance with the records. The applications are PLN2408-0048 and PLN2408-0049 for Parrish Lakes, and PLN2511-0132 for Sawgrass Storage.[1]
